View on AirbnbWe tracked down every active short-term rental inside Miami Gardens city limits, verified each one against the city boundary, and mapped the whole market: what is available, where it sits, what a night really costs, and which neighborhoods offer the best value. This is the only report of its kind for our city, and we refresh it as the market moves.
Miami Gardens has quietly built one of the most distinctive short-term rental markets in South Florida. We are the home of Hard Rock Stadium, which means our city hosts the Miami Dolphins, the Formula 1 Miami Grand Prix, the Miami Open, Jazz in the Gardens, the Orange Blossom Classic, and a summer of FIFA World Cup 2026 matches. Every one of those events sends thousands of visitors looking for a place to sleep within a few minutes of the gates, and local hosts have responded by building an inventory you will not find in most cities: whole houses with pools, game rooms, and space for an entire crew.
Here is the market at a glance from our July 2026 snapshot:
Miami Gardens pricing does not follow a smooth curve. It splits into three distinct tiers, and knowing which one you are shopping in explains almost every price you will see:
Nearly half the market. Private studios, garden suites, and one-bedroom units built for couples, solo travelers, and visiting family. Rates start as low as $68 a night, and many are hosted on the owner's own property, so check-in help is steps away.
The middle of the market: full houses and larger apartments that sleep four to eight guests. This tier clusters in the Lake Lucerne and Andover areas and books heavily around Dolphins home games and stadium concerts.
The group-home tier that makes Miami Gardens special. Nineteen properties sleep 10 to 20 guests, with heated pools, game rooms, and backyard barbecue setups. They run from about $349 to $2,326 a night and are built for game-day crews and family reunions.
Local hosts compete hard on amenities, and it shows across the inventory. Every single active rental offers wifi, and the rest of the list reads more like a resort brochure than a suburban rental market:
Read that again: nearly one in two Miami Gardens rentals has a pool, and more than a third have a hot tub. Free parking at three quarters of properties matters more here than it would in Miami Beach, because most visitors to Miami Gardens arrive by car and stadium-area parking sells at a premium on event days. Guests notice the effort. Cleanliness scores average 4.95 out of 5 across reviewed properties, and location scores average 4.84.
Miami Gardens incorporated in 2003, but the historic neighborhoods that came together to form our city still shape where visitors stay and what they pay. Scott Lake and Lake Lucerne, the areas closest to Hard Rock Stadium, hold almost 55 percent of the city's rental inventory between them. Here is the full breakdown:
| Neighborhood Area | Active Rentals | Median Nightly Rate | Character of the Market |
|---|---|---|---|
| Scott Lake | 15 | $388 | Stadium-adjacent, heavy on group homes |
| Lake Lucerne | 14 | $252 | Balanced mix, closest to the gates |
| Carol City | 9 | $135 | Best value, mostly studios and suites |
| Bunche Park | 6 | $1,197* | A handful of premium group homes |
| Opa-Locka North | 5 | $114 | Lowest rates in the city |
| Andover | 3 | $254 | Small but solid mid-tier options |
| Norland | 1 | $777* | Single large group home |
*Small sample sizes. Bunche Park and Norland medians reflect a few large group homes rather than typical one-bedroom pricing. Neighborhood boundaries are approximate.
The value story is hard to miss. Carol City and the Opa-Locka North area both post median rates under $150 a night, and both sit within a 10 minute drive of the stadium. Visitors who book the beach for a Hard Rock Stadium event are paying more to be further away.
Every dot below is a real, active rental. Teal dots run under $200 a night, orange dots run $200 to $400, and red dots are the premium group homes. The navy marker is Hard Rock Stadium. Tap any dot for photos, capacity, rating, and driving distance to the gates.
These are the highest-rated active rentals in the city, ranked by guest satisfaction. Superhost badges, nightly base rates, and distance to Hard Rock Stadium are shown on each card. This section updates automatically every time we refresh the market data.

View on AirbnbThree groups drive this market. First, event travelers: Dolphins home games, stadium concerts, the Formula 1 race weekend, and tournament matches fill the calendar from late summer through spring, and the large group homes book out earliest for those dates. Second, families visiting relatives who want their own space nearby rather than a spare bedroom; the under $200 tier serves them well year round. Third, South Florida locals booking pool homes for birthdays, reunions, and holiday gatherings, which is why so many local listings lead with the backyard rather than the bedrooms. If your dates touch a major stadium event, book weeks ahead; midweek stays outside event windows are where the bargains live.
We collected listing data for every active short-term rental located within Miami Gardens city limits in July 2026, then verified each property's coordinates against the city boundary so this report covers Miami Gardens proper, not the wider Miami area. Nightly figures are base rates before cleaning fees and taxes, and actual prices vary by date, with stadium event weekends running higher. Neighborhood assignments use the closest historic neighborhood area and are approximate. We refresh this data regularly, and the map, statistics, and top-rated list above update with every refresh.
Our July 2026 count found 53 active short-term rentals within Miami Gardens city limits, ranging from private studios to entire homes that sleep 20 guests.
The median base rate is about $279 per night before fees. Nearly half of local rentals come in under $200 per night, while large group homes that sleep 10 or more guests run roughly $349 to $2,326 per night.
The Carol City and Opa-Locka North areas offer the lowest rates, with median prices under $150 per night. Both are a short drive from Hard Rock Stadium and Calder Casino.
