Nearly 43% of Miami Gardens Homes for Sale Have Cut Their Price: What the Latest Data Shows

Listing data from October 30 shows many Miami Gardens sellers have adjusted their asking prices.

Thinking about buying or selling a home in Miami Gardens? New listing data shows a market where many sellers are adjusting their expectations. As of October 30, more than four in ten single-family homes for sale in the city were asking less than their original list price. Here is what the numbers show.

The headline numbers (as of October 30, 2026)

Houses with a price cut: 42.9% (99 of 231). Median cut: 3.8%, about $21,000. Condos with a price cut: 40.4% of 52, by a median 6.4%. Market balance: 4.7 months of inventory for houses, which is considered balanced. Source: PBP Real Estate analysis of BeachesMLS listing data.

More than 4 in 10 houses have cut their price

Of the 231 single-family homes listed for sale in Miami Gardens on October 30, 99 had a current asking price below their original list price. Among those reduced listings, the typical cut was modest: a median of 3.8%, or about $21,000. Miami Gardens is running slightly above the county as a whole, where 41.2% of houses for sale have reduced their asking price.

Most homes are priced between $500,000 and $1 million

The data also shows where Miami Gardens' inventory sits. Of the 231 houses for sale, 174 were asking between $500,000 and $1 million, and 56 were asking under $500,000. Price cuts were common in both groups: 43.7% of homes in the $500,000 to $1 million range had reduced their price, compared with 41.1% of those under $500,000.

How long homes are sitting

The median Miami Gardens house had been on the market for about 60 days. About 30% of houses had been listed for 30 days or less, while 32% had been listed for more than 90 days. Condos are moving more slowly, with nearly four in ten listed for more than six months.

Among the 99 houses already under contract, 29.3% had an asking price below their original list price, with a median reduction of 5.8%. That suggests many homes that sell have adjusted their price along the way, though asking prices are not the same as final sale prices.

A balanced market, modest price cuts, and homes that take a couple of months to sell. Miami Gardens is neither a frenzy nor a freefall.

Buyer's market or seller's market?

Neither, according to the data. Miami Gardens houses had 4.7 months of inventory, meaning it would take about that long to sell every home on the market at September's sales pace. Under four months typically favors sellers, four to six is considered balanced, and over six favors buyers.

Condo and HOA fees are well below the regional median

Monthly association fees are one of the biggest costs for condo and townhouse buyers in South Florida, and Miami Gardens stands out for being comparatively affordable.

Condos

Among 50 condo listings with usable fee data, the median monthly association fee was $374, with the middle half between $320 and $476. That is 53% below the five-county South Florida median of $802. None of those listings had fees of $1,000 or more, and 82% were under $500.

Townhouses and villas

Among 37 townhouse and villa listings with usable fee data, the median monthly HOA fee was $147, compared with $311 across the five-county region. Newer communities tend to charge much more: the median was $444 for townhouses built in 2005 or later, compared with $65 for those built before 1995. The sample is small, so those figures can shift quickly.

What it means for buyers and sellers

For buyers, a market where four in ten sellers have trimmed their price and homes take about two months to sell may offer more room to compare options and negotiate than in recent years. For sellers, the data suggests pricing realistically from the start matters, since many homes end up reducing their price anyway. Property taxes are on the ballot

Homeowners should also keep an eye on Amendment 3, the statewide property tax measure on the November 3 ballot, which would raise the homestead exemption for non-school taxes. Read our Amendment 3 explainer and our local ballot questions guide.
