9 Stats That Prove Miami Gardens Is South Florida's Sleeper Rental Market
Everyone knows the beach markets. Almost nobody is watching the city that hosts the stadium. We analyzed every active short-term rental inside Miami Gardens city limits, all 53 of them, and the numbers tell a story that the big markets should envy: near-perfect ratings, superhosts everywhere, and backyards that put resort amenity lists to shame.
A quick note on the data before the numbers: everything below comes from our own citywide snapshot, collected in July 2026 and verified against the actual Miami Gardens city boundary, so these figures describe Miami Gardens proper rather than the wider Miami area. Nightly figures are base rates before fees. Now, the nine numbers worth knowing.
1. Nearly Two Thirds of Local Hosts Are Superhosts
Of the 53 active short-term rentals inside Miami Gardens city limits, 64 percent are run by superhosts, the badge Airbnb reserves for its most consistent, highest-rated operators. In a market this small, that concentration is a statement: hosting here is a craft, not a side hustle.
2. Guest Ratings Sit Just Shy of Perfect
Reviewed Miami Gardens properties average a 4.94 out of 5 guest rating, with cleanliness scores even higher at 4.95. The city's current top 10 all hold perfect 5.0 ratings, every one a superhost property, and the leader has kept a flawless record across more than 260 stays.
3. Nearly Half the Market Comes With a Pool
Twenty-five of the city's 53 rentals have a pool, and 19 have a hot tub. Because Miami Gardens rentals are real houses with real backyards rather than condo units, local hosts compete on the backyard, and guests win.
4. Every Single Rental Has Wifi
Amenity coverage across the market reads like a resort brochure: 100 percent wifi, 96 percent air conditioning, 92 percent full kitchens, and 75 percent free parking. That last number matters most: stadium-area parking sells at a premium on event days, and three quarters of local stays make it free.
5. More Than Half the Market Welcomes Pets
Twenty-seven rentals allow pets, and the pet-friendly tier is the best-run segment in the city: 81 percent of pet-friendly stays are superhost operated, the highest rate of any slice of the market we track.
6. Rates Start Under $70 a Night
Nearly half the market (24 rentals) comes in under $200 a night, starting at $68, and the budget tier's 4.95 average guest rating actually edges out the citywide average. In Miami Gardens, cheap does not mean compromised.
7. Over a Third of the Market Sleeps 10 or More
Nineteen properties sleep 10 to 20 guests, a share of group homes almost no market can match. They exist for a reason: Hard Rock Stadium's event calendar sends whole crews looking for houses with pools, grills, and parking for the caravan.
8. You Can Walk to an NFL Stadium From a Rental
The closest rental sits about 0.3 miles from Hard Rock Stadium's gates, and 23 rentals sit within roughly 1.5 miles. The Lake Lucerne area averages under a mile out, making it one of the only true walk-to-the-stadium rental districts in American sports.
9. The Group Math Beats the Hotel Math
Group homes run $349 to $2,326 a night with a median around $1,061. Split a median house among ten guests and you are at about $106 per person per night, kitchen, pool, and parking included, in a metro where a typical Miami Beach listing runs $266 a night for one room, per analytics firm AirROI.
What the Numbers Add Up To
Small market, extreme quality, and a product profile (whole homes, backyards, group capacity, stadium proximity) that the famous markets structurally cannot copy. Miami Beach cannot grow backyards, and downtown cannot move closer to the stadium. Miami Gardens hosts are competing on the things their city naturally does best, and the ratings say guests have noticed. Here are the properties currently leading the market:
